The Importance of Home Valuation
 
Every home is even different, even in a neighborhood of very similar houses, or a building with similar condominiums. From the views from each window, the upgrades to appliances inside, and the care taken overtime to keep a home in good shape, to the updates and renovations completed to give an old home new life. Each of these details can affect a CMA, in addition to location, size, number of bedrooms and bathrooms, and curb appeal.
 

Having A Reliable Home Valuation

Because a home valuation looks at the assets of a home in addition to its size, you want an expert to identify its selling points. From the features the seller loves, to the attributes that prospective buyers will find enticing, your CMA should be prepared by a professional who follows marketplace trends, and understands how the nuance of each feature and finish will impact offers from prospective buyers.

A property will attract the most attention from the real estate brokers and their clients when it is initially listed on the market—that’s why timing is so important. If a home is priced too high during this initial listing, sellers may miss out on a myriad of potential buyers. This may cause a home to linger on the market, and the offers that will come in the longer it sits on the market, will likely be under asking price

 

 
A Comparable Market Analysis, or CMA, is a comparison of recently sold homes in your community or neighborhood of interest. In addition to location, data includes square feet, bedroom and bathroom count, plus additional features that may be of interest to a prospective buyer. This side-by-side analysis is the first step in determining a home’s valuation before it’s listed on the market.
 

How CMA Is Created

The CMA is comprised of data based around like homes in the same or similar neighborhoods or communities that have recently hit the market or are closed sales. Information used in these comparisons includes, but is not limited to, square footage, the number of bedrooms and bathrooms, and additional features that may include updates and renovations, appliances, or features and finishes. Using the Northwest Multiple Listing Service (NWMLS) as a resource, your real estate advisor creates a comparison to show how your home would be valued in the marketplace.


 

 

 
 
By better understanding what homes in your neighborhood are worth, you are more apt to assign an appropriate valuation of your home. Without this, a home listed with a price that’s too high or too low will be more difficult to sell.
 

Homes Listed Above Market Value

When a home is listed above the market value, you lose out on prospective buyers, who are not considering homes above a certain price-point. More buyers will purchase their home at market value than above market value. Even in a seller’s market, pricing a home above its valuation is often a turn off to those who would otherwise be interested in the property.
 

Homes Listed Below Market Value

It may seem simple, but if a home seller lists below the home’s valuation, they are likely to make less money on the sale. Some may believe that listing a home below market value will increase the chance of multiple offers and a quick sale for over the asking price, but often, that’s not the case. If the home seller sets a sales price below market value, and only receives one offer, it will become difficult to negotiate a higher price when there isn’t competition to outbid another buyer.


 

 
 
 
 
 

 
 
Several factors can result in varying CMAs. Real estate professionals generate each CMA from NWMLS data and will deviate depending on the parameters set in each report.

Based on the timing of when the data was collected, and whether a report closed sales in the last month, three months, or six months, a valuation of a property could be impacted by the fluctuations in the market, or even in the time of year—when more or fewer homes typically sell.

While it’s easy to compare some of the main data sets like square feet and the number of bathrooms, additional features can be valued differently by different brokers. One might take note of a “great view” while another might focus on renovations made to the kitchen. Because of these variables, a home seller should ensure they’re working with a broker who fully understands their listing’s assets so it can be estimated appropriately.


 

 
 
The CMA serves as a snapshot of the market before the listing goes live so that a real estate professional can provide guidance to a home seller on the valuation of a home. An appraisal is a bank process and occurs after a buyer applies for a loach to purchase the home. The biggest difference is that an appraiser must be licensed by the state of Washington to report observations and facts about the home to determine its fair market value. The appraisal will be of that specific home, while the CMA looks at trends within the market.
